Officials of the PRISA Group together with its capital partners Peachtree Hotel Group and Argosy Real Estate Partners, today announced the grand opening of the newly constructed, 175-room AC Hotel by Marriott Tampa/Airport – Westshore.

PRISA developed the hotel, with Peachtree and Argosy acting as additional equity investors in the project. Marriott Corporation will operate the hotel. The construction was conducted by a partnership between PRISA Group and Orlando-based Welbro Building Corporation. The Miami-based offices of Popular Community Bank provided the debt financing.

The hotel is housed within MetWest International, a high-end, 32-acre, mixed-use development in Tampa’sWestshore Business District. The hotel is a short distance from Tampa International Airport and is adjacent to International Plaza Mall, Bay Street and Tampa International Airport, which currently is undergoing one of the largest airport expansions in the U.S. The MetWest International mixed-use complex contains multiple restaurants and bars within steps of the hotel, as well as a variety of large corporate tenants. Nearby attractions include downtown Tampa, the Raymond James Stadium and George M. Steinbrenner Field.

Designed simply in a European style, luxurious guest rooms feature plush bedding, with an integrated work desk and a luggage bench, signature closet and 47” television. Bathrooms provide glass-enclosed showers that offer AC Hotel’s signature amenities from Gilchrist & Soames. Hotel public space is equipped with a communal table and reading section, signature lounge seating and a multimedia area. Additional amenities include a market, two media salons and a business/social events room, featuring Workspace on Demand by Marriott for online meetings at other locations. The hotel also houses a 900-plus square foot, state-of-the-art fitness center, pool and pool bar, complimentary Wi-Fi throughout the property and 2,300 square feet of meeting space. The hotel also boasts an outdoor, 25’ x 58’ digital art installation that projects colorful, abstract imagery on the side of the hotel, creating a unique nighttime light show for passers-by.

Craft beer lovers will enjoy the hotel’s AC Lounge, serving a wide array of craft beers, specialty wines and unique cocktails. Construction Begins on MetWest Three

MetWest One, developed by Metropolitan Life Insurance Co. at its MetWest International corporate park in Tampa’s Westshore business district, will serve as the model for a new 10-story office building to be primarily occupied by PwC.

Metropolitan Life Insurance Co. has begun constructing the final office building in its 32-acre MetWest International corporate park in the Westshore area of Tampa, bringing full circle an investment the giant insurer made three decades ago.

The 10-story building, which will be anchored by consulting and accounting firm PwC, represents one of the first new office buildings to be built in the Tampa area since 2012.

Even more significantly, the building will be the first in the wake of last decade’s economic recession to contain any substantive speculative, uncommitted office space — an inclusion that will test the market’s strength amid robust absorption and a dearth of new construction.

“It’s a good time to build an office building,” says Hank Brenner, managing principal of investment services for commercial real estate brokerage firm Cushman & Wakefield, which will be overseeing development of MetWest Three for MetLife.

“The occupancy for the other offices in the park is currently 99%, and overall the Westshore submarket is very strong and the economy remains strong, so all the fundamentals support this.”

Brenner adds that positive absorption in the Tampa office market in the years since the recession ended officially in 2011 also bodes well for the project and the 100,000 square feet being developed speculatively in MetWest Three.

PwC will anchor the new building — being constructed by Brasfield & Gorrie General Contractors from tvsdesign architectural drawings — by leasing 150,000 square feet of space through at least 2032. As part of its commitment, the company intends to add at least 350 new workers to its Tampa-area employee roster after MetWest Three is completed in November 2019.

In all, PwC currently employs 3,000 in Tampa, says Chris Sedlak, a company spokesman.

“We’re making a major investment in people here,” says Joe Killian, PwC’s U.S. finance leader and a firm managing partner. “We’re very optimistic about our long-term prospects in this region.”

PwC already occupies the entire 250,000-square-foot MetWest Two office building in the park.

Killian says the company began consolidating so-called “shared services” operations in the 1990s, which led it to establish a base in Tampa.

“What a centralized focus has done for us is it’s helped us to find efficiencies we didn’t know existed,” Killian says. “This new project is part of that. We’re always looking for ways to provide more value for our clients, and this building will certainly continue to allow us to do that.”

Tampa Mayor Bob Buckhorn says the investment by PwC and MetLife would spur other corporate relocations and expansions in the area.

“The momentum and swagger around Tampa now hasn’t been seen in decades,” Buckhorn says. “I believe that within five years Tampa will be the economic engine that drives growth in the entire Southeast United States.”

Brenner agrees that Tampa’s momentum should help Cushman & Wakefield lease the uncommitted space in the new 4050 Boy Scout Blvd. building.

“From what we understand, there are so many tenants out looking for space at present that we’re optimistic we’ll be able to fill the building,” he says.

Angela Odell, a Cushman & Wakefield senior director who also is working on MetWest Three, adds there are few large, contiguous Class A office spaces available in either Westshore or downtown Tampa.

“No one else will be building over the course of the next six to 12 months,” she says. “And in existing spaces, the largest block is about 40,000 square feet in Westshore, and it’s only 25,000 square feet when you’re looking at contiguous space.”

Odell adds that office space in Westshore, the state’s largest business district in terms of space, is 93% occupied. The district’s Class A vacancy is even tighter, at 96%.

The other two MetWest office buildings, at 99% committed, are occupied by Atkins, Humana, Marcus & Millichap and Principal Life, among others.

And while MetWest Three will be the final office building slated for the park, the land for which MetLife bought in the 1980s, it won’t be the final development there.

MetLife has eventual plans to build more than 250 rental apartments and 28,000 square feet of additional retail space, which will join restaurants Del Frisco’s Grille, Cooper’s Hawk Winery & Restaurant, Kona Grill and Texas de Brazil, among other eateries.

MetWest International also is home to a new AC Hotel by Marriott, which debuted in late January.

MetWest Three Breaks Ground in Tampa’s Westshore Business District

Tampa Mayor Bob Buckhorn joined PwC, MetLife and Cushman & Wakefield at the groundbreaking of the Westshore Business District’s newest office building, MetWest Three.  The group celebrated the groundbreaking of the 250,000 square foot office building February 27th. PwC has leased 150,000 square feet in the building with the remaining 100,000 square feet available for lease.

AC Hotel by Marriott Opens at MetWest International

The AC Hotel Tampa Airport by Marriott International Inc. has opened its doors in Tampa’s Westshore business district.

The 175-room hotel is located just 5 minutes from Tampa International Airport in MetWest International on Boy Scout Boulevard.

“You can’t beat the location of our property,” said Aaron Hoefen, the hotel’s general manager. “We’re not your typical airport hotel. While we are in the airport neighborhood, we’re an oasis from that coming and going travel pattern.”

The hotel features its AC Lounge, some 2,170 square feet of meeting space, an outdoor area, swimming pool, and additional luxury amenities that include high-tech touches. The AC Lounge offers craft beer, handcrafted cocktails and tapas-style food at night.

Four years after Pricewaterhouse Coopers LLP moved into a 250,000 square foot build-to-suit at MetWest International the company has leased an additional 150,000 square feet to anchor a new 10-story office building. The Big Four assurance, tax, and advisory firm has signed a long-term lease with MetLife for approximately 150,000 square feet at MetWest International, an award-winning mixed-use development located in Tampa’s Westshore Business District.

MetLife will break ground on the 250,000 square foot office building in first quarter 2018 on a site adjacent to PwC’s existing office building. An additional 100,000 square feet will be available for lease at the new building to be named MetWest Three.

“The new space reflects growth for PwC in Tampa over the next five to 10 years,” said Joe Killian, managing partner of PwC’s shared services center in Tampa. PwC is one of the area’s largest employers with 3,000 employees. The new space will accommodate growth in PwC’s assurance and tax departments with an additional 350 hires anticipated. “PwC has grown its Tampa operations with experienced hires as well as recent college graduates, said Killian. “Tampa’s culture and weather are a big draw, especially for millennials. The MetWest development is really convenient to the airport, and the facilities itself are fantastic plus there are a lot of great restaurants for people to go to lunch or dinner,” said Killian.

PwC was represented by brokers Timothy Dempsey, Greg Maurer-Hollaender, and William Obregon of CBRE.  The project’s owner, MetLife was represented by Angela Odell, Cushman & Wakefield Senior Director of Brokerage Services.

“The central location in the Westshore area as well as the many high-quality amenities the development offers are strategic factors contributing to the success of MetWest,” said Chuck Davis, regional director of MetLife’s Southeast real estate office. MetWest International currently includes three office buildings totaling 743,000 square feet which are at 99% occupancy.  “The timing for new office space couldn’t be better, said Odell”.  “Westshore is at a historically low vacancy at around 10% with MetWest office space at 1% vacancy,” said Odell. Odell expects interest in the new building’s remaining 100,000 square feet to be brisk.

MetWest International is an award-winning, mixed-use center developed by MetLife. The project has received four Best of the Best NAIOP awards, including Outstanding Green Building/Project, Outstanding Office Building (MetWest One) and Outstanding Retail Building. Other awards include The United States Green Building Council’s (USGBC) Florida Gulf Coast Chapter Outstanding Project of the Year (MetWest One), The Greater Tampa Bay chapter of the Building Owners and Managers Association (BOMA) Office Building of the Year and the BOMA 360 Performance Building designation (One MetroCenter). Both MetWest One and One MetroCenter have achieved EPA Energy Star ratings. All three of the office buildings have received Gold LEED Certification by the US Green Building Council.

GOLFTEC is now open.  The world leader in golf lessons and top employer of PGA Professionals has opened a 2,557 square foot facility at MetWest International in Tampa’s Westshore Business District. GOLFTEC brings an entertainment component to the mixed-use development already well known for its restaurants and Class A office space. Its latest development, an AC Hotel by Marriott opens in January 2018.
